Looking For Advice about operating a campground.
I assume that all campers know about Hipp Camp. I own a lakefront vacant lot near Daytona Beach, Florida. It i s about 2 acres. I have tried advertising it on Hipp Camp to attract any campers that must be totally self contained. I understand that is called boondocking. I started at $25 dollars a night. I lowered now to $13 a night . I have had zero booking. I have no electric, no bathroom, no running water, Is boondocking a myth? Does anyone have a suggestion for me? This is not advertised anywhere as clothing optional but it could be and would be if I could book someone that preferred nude. I can only accommodate six to eight spots I am hoping to get some of these amenities in the future . Our county is ver y strict with building permits. Can not get electric without a structure, house. Kudos on wanting to create new camping/nudist camping! Having been in Florida for over 45 years (having a bit of a real estate background) and having decades of RVing under my belt, it's safe for me to say that "land use rules" (state, county, or local) will be your biggest obstacle!
My educated guess? If the county doesn't allow improvements (well, septic, electric) without a building, then it's highly likely that zoning and land use rules exist (and are eventually enforced). IMO, investing in such improvements is too risky without proper permits.
As to boondocking, not many campers want to stop/stay in unknown, or not well-lit, or unpaved, or overly secluded places. As to liability, well, I'm no expert. Would I want to rent space on my land without insurance? I would not.
That said, I believe there is very much demand for affordable places for nudists to spend time among friends. It might be, that a land-lease venture would be a way to get things going. If you own the land, consider making it available to, say, a non-landed club wanting to start a small nudist resort.
Pooled resources could be enough to build a "clubhouse" with water, electric, and septic system. Other improvements would certainly follow. Fencing, some security lighting, and some social media could get things humming.
But, first, find out what the county and locals will allow -- or not allow.

I have been doing hipcamp since 2019 and each year gets busier and busier. I've expanded from one well established campsite with electric here in my personal area, to now only 4 primitive sites no electric, very remote locations. I provide all the firewood included in the rate. 2023 was way too busy for me to even keep up, and that was just the one site. So yes, it's really good, more people are learning about it. Now as far as boondocking goes, I also let boondockers park for free in their RV for one night only. no electric unless special circumstances.
Hi. I have a Hip camp site in West Virginia, and it was just a regular site the first season, last year. This year, I made it Clothing Optional, and I've had two bookings with that designation so far this year. But this year also had rain every weekend through spring, and then two major heat waves that NO one wanted to camp in, as well as some rainy weekends from some of the remains of the hurricanes. The fall season has been better. I only have 6 acres and just one very private site, which has encouraged people who were first timers to get a feel for their comfort level with nudity. I've had several inquiries about the site and people saving it for future reference, so I hope next year will be even better. I have a small RV with a full bathroom, so that is an enticement for the ladies especially. I installed a 3K Watt inverter and 3 KW Hour battery system in the RV, so they can have electric if they need it, but most do not need it. I also installed an outdoor shower on the RV, but currently do not have hot water for it. Yet. I may get a separate solar type shower for the campers, but it's a pretty wooded site, so that may not work there. I changed the name to reflect it's Clothing Optional status, but I had to contact Hip camp directly to get it to show up in their overall listing of those sites. I hope this might provide you with some help, or some ideas. burt
