East of London RM17 Nude House Share - Pool - Garden
32-year-old professional guy looking for one or two like-minded people to join house share with 12+ month contract. I work long hours, 4 days per week.
Two large bedrooms available; one upstairs, one downstairs. One could be left as a spare room for guests or could be used as a study. These rooms are UNFURNISHED, so you would need to bring at least a bed, curtains and bedroom furniture.
Two bathrooms; downstairs bathroom actually has a bath.
Large kitchen already full of cookware to share: gas hob, fan oven, fridge/freezer, microwave, bread maker, automatic steamer, ice machine and more. Perfect for entertaining. Currently embracing a vegan diet.
The lounge has sofas and an OLED 55" HDR television with surround sound and Blu-ray player. Currently have Amazon Prime subscription.

One more parking space on drive, more parking available on street. 10 min drive to A13. 15 min drive to Lakeside Shopping Centre. 20/year Dartford Crossings if car registered at this address. Your own transport is advised, especially for commuting, as bus links are mediocre. However, Co-op and Tesco Express only a 10 minute walk away.
All the pets have moved out! New pets will be considered, will check with the landlord. He is a builder and he lives on the same street. Handy for any maintenance issues, and he also respects privacy.
My total rent is 1400/mo, so renting your personal use of one room is 700. Rent two rooms for your own use for 900.
Bills will be split fairly between the number of people. You are welcome to check these and our bills bank account. Expected total bills will be 400 - 500/mo, depending on how much we use the pool heater! That would be 200 - 250 split two ways, or 135 - 165 split three ways.
Overnight guests are permitted. But for insurance purposes, all permanent residents must become tenants listed on the tenancy agreement. Permanent is defined as MORE than 3 nights per week. Adding or changing a tenant at a later date costs 50 and requires the same Tenant Checks (see below).
This arrangement is a rented house share, so basic cleaning and garden upkeep will be shared. This is part of the tenancy agreement. I already have the cleaning and gardening equipment for us to use. No plans for a fixed rota, as long as little jobs are done here and there.
Tenant Checks: The letting agent will need to see your passport, your latest month's bank statement and your last 3 payslips (if paid weekly then 2 weeks out of each of the last 3 months). They will also need your employment details and someone they can contact to confirm your job role and salary. Your information will also be used for a credit check and a residency check. If accepted, this is a 12 month contract that becomes a rolling 1 month contract thereafter.
This has been my happy home for over 2 years now, with many fond memories. It's a real gem and I'm sure you will think so too.
